Cement

Cement is the backbone of every Nigerian construction project. Its price has more than doubled since 2023, driven by energy costs, naira devaluation, and rising production expenses. The three dominant brands — Dangote, BUA, and Lafarge — set the benchmark for the entire market.

Prices are notably higher in Abuja, where transport costs from factory locations in Obajana and Sokoto add significantly to the retail price. In some northern markets, BUA Cement, produced in Sokoto, tends to be the most affordable option due to proximity.

Buying cement in full trailer loads (600 bags and above) can reduce your cost per bag by ₦500 to ₦1,500 compared to buying in smaller quantities from a retail outlet. If you are building at scale, this savings adds up quickly.

Iron Rods / Reinforcement Steel

Reinforcement steel has seen some of the most dramatic price increases of any building material in recent years. Blocks, Sand & Aggregates

Blocks have tripled in price since 2023, and aggregates — sharp sand, granite, and laterite — have followed a similar trajectory. The primary drivers are diesel costs for haulage, scarcity of natural deposits near major cities, and increased demand from ongoing construction activity.

A standard 3-bedroom bungalow typically requires between 2,500 and 3,500 nine-inch blocks from foundation to roof level. At current prices, that is ₦1.75 million to ₦3.15 million in blocks alone — before mortar, labour, or any other input.

Moulding your own blocks on-site remains one of the most effective ways to cut costs. One bag of cement yields 70 to 100 blocks depending on mix ratio and block size. If you have the time and site space, the savings on a full build can run into hundreds of thousands of naira.

Roofing is consistently one of the most expensive phases of construction in Nigeria, and 2026 has made it more so.
